Eligibility

The Adjutable-rate Mortgage Loan is available to qualified individual customers of legal age.(1)

(1) Subject to application approval by BNP Paribas.

Amount

The minimum amount of an Adjutable-rate Mortgage Loan is €3,000. For expenses for construction, repair work, improvement or maintenance, the total must be higher than €75,000. There is no cap.

Term

You may borrow for a term of between 2 and 30 years.

Interest rate

Before the loan is implemented, the rate may increase up to the limit of the indicated cap. This limit appears in the particular terms and conditions of your loan offer. Thus, any variations upward from the initial rate are capped. However, there are no limits to downward variations.

  • Why choose a variable rate mortgage loan?
  • As a rule, variable rate loans start with a lower interest rate than fixed interest loans, but this rate can vary. At BNP Paribas, we offer you a variable rate loan that is capped. At the time you sign your loan agreement you know the maximum value that your loan interest rate can reach. However, you will benefit from unlimited downward variations in your interest rate.
  • When will the funds be released?
  • The funds from your mortgage loan can be released only after you accept your loan offer. The timing of the release of funds differs depending on your real estate project. If you purchase an existing building, the funds will be released when the notarized deed is signed. If for new construction, the funds will be released as your construction advances.
